Dogwood Retirement Apartments is an independent living community, surrounded by lovely old trees, located in the historic district of downtown Milledgeville. This 40-unit community is for those 62 years of age or older or who are mobility impaired.

Our residents enjoy nearby conveniences, including local churches, a community hospital, numerous medical facilities, a Post Office, grocery markets, and several restaurants.

Dogwood is located two blocks from Georgia College and State University, which gives us accessibility to many activities provided by and for the University.

Our community actively participates in RHF’s Project H.A.N.D.S.

A Social Service Coordinator is available for residents to help them get services that will allow them to remain independent.

What type of housing is Dogwood?

Dogwood is a subsidized housing community for seniors over the age of 62 and the mobility impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. Government Agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Rental of the apartment for one month, as well as water, monthly pest control, and electricity.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Dogwood has 40 apartments.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Dogwood has a waiting list.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Dogwood welcomes you to bring your pets along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one cat or dog per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is $150.00 and can be made in monthly payments.  An initial payment of at least $50.00 and the balance to be paid is at least $10.00 per month.

Is there additional storage space available?

There is no additional storage available, however, each style of apartment offers a large amount of storage space.

Is there an elevator?

Yes, there is one elevator located in the center of the building easily accessible by all residents, on all floors.

Is parking available?

Yes, Dogwood offers its residents ample parking.

What is the cost of parking?

There is no cost for parking.

Are there any planned activities?

Dogwood prints a monthly calendar showing the dates and times of various activities. Monthly activities include bingo, pot-luck meals, seasonal, and knitting/sewing for our Project HANDS program.

Are there on-site laundry facilities?

There is a laundry center at Dogwood. It contains four-coin operated washers and two coin-operated dryers with folding and hanging areas  These centers are located on the ground floor.

What is the garbage process?

Inside the building, there is a chute to dispose of trash directly into a dumpster.
