Harshfield Terrace

 

Harshfield Terrace is a three-story apartment community specifically designed for older adults who are at least 62 years of age. There are 74 one-bedroom units and one manager’s unit. Six of the units are accessible to benefit the mobility impaired, and the building is equipped for those who are hearing and/or visually impaired.

The community is located in close proximity to restaurants, retail business, churches, medical and dental offices, and public transportation.

Harshfield Terrace features a community room with a party kitchen to be used by the residents for a variety of social, educational, and recreational activities. The large, open entry into Harshfield Terrace includes a lobby area that provides a friendly environment for the residents to socialize.

There is a library for the residents to use along with a crafts room that can accommodate wet and dry craft activities. There is also a laundry room equipped with coin-operated washers and dryers and folding tables enabling the residents to do their laundry on site.

The management offices are located on site for ease in communication for the residents. There are supportive maintenance areas dedicated to the continued maintenance and operation of the community. There are trash collection rooms/chutes on each floor.

The community has a “key fob” front and back entry system for the residents with an intercom system for the residents’ guests and family.

Each resident’s unit is accessed through interior corridors. The typical unit design provides one bedroom, a kitchen with a pass-through counter, refrigerator, range, and vent.

All units have roll-in showers for ease of access for those residents in wheelchairs. They also have appropriate appliances, counters and sinks, and turning radius to meet the special needs of the mobility impaired.

What type of housing is Harshfield Terrace? Is it low-income housing?

Harshfield Terrace is a subsidized housing community for seniors at least 62 years old.. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as gas, water, & trash. A utility allowance of $25.00 is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills). The allowance amount is based on an annual average usage calculation of all the units and may change yearly. Residents pay for their electricity, cable and phone individually.  Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Harshfield Terrace has 75 apartments.

How big are the apartments?

Harshfield Terrace offers spacious one-bedroom apartments, all with accessible features, as well as a few more-accessible apartments for the sensory/mobility impaired. All are one-bedroom apartments and all are approximately 550 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Harshfield Terrace has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent without the $25.00 utility allowance. This deposit is due in full at the signing of the lease.

Do you allow pets?

Harshfield Terrace welcomes you to bring your pet along with you. Fish and birds are welcomed without a deposit. We also welcome a small dog or a cat with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The non-refundable pet deposit is $150.00. Payment arrangements can be made for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available.

Is there an elevator?

Yes, there are two elevators located on each side of the horse-shoe-shaped building, easily accessible by all residents, on all floors.

Is parking available?

Yes, Harshfield Terrace offers its residents the use of front and back parking lots, with handicapped spaces.

What is the cost of parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, an individual mailbox key and an access fob for the main entry and the East & West side entries. Our main entrance is intercom controlled and automatically opens with the fob.

Are there any planned activities?

Harshfield Terrace posts a monthly newsletter with calendar showing dates and times of various events and trips our sister community Mayflower Gardens,  next door is hosting.  In Harshfield Terrace we have Bingo, Tai Chi, board games, puzzles, cards, pot-luck meals and various celebrations.  There is also a multi-purpose room with two computers available for the resident’s to use.  Monthly we host a Salvation Army Food Bank, open to everyone in our area. Several times a year we have informative meetings to aid our residents.  Our dining room is available for the residents to reserve for any occasion, at no charge.  It is also available for organizations in the community.

Are there on-site laundry facilities?

There is a laundry room at Harshfield Terrace. This laundry room contains three coin-operated washers and three coin-operated dryers with folding and hanging areas and a wash sink for the convenience of our residents. The laundry room is located on the ground floor.

What is the garbage/recycling process?

There is a garbage room on each floor of the building specifically for garbage/recycling purposes. On the upper floors, there is a chute to dispose of trash directly into a dumpster. On the main floor, there are labeled bins for all recyclables.

Is there any public transportation available?

Yes, currently the City of Lancaster has a transit service. There are city bus stops close to Harshfield Terrace that many residents use. Mayflower Gardens our sister community next door, also has a bus that takes residents to the grocery store, department stores, local restaurants, and other locations.
