La Mirada Vistas is an affordable, older adult (62+) community with several apartments equipped to accommodate those who are mobility impaired (available to those over the age of 18).

Our community is located in the heart of La Mirada and has been awarded the beautification award from the City of La Mirada for being one of the best well-maintained properties. We are located close to Biola University, Splash Aquatic Center, Neff Park, and La Mirada Theatre Company. We are conveniently located near a shopping center and bus route. La Mirada Transit offers front door pick-up and drop-off for our residents. Our community actively participates in the City Neighborhood watch program and hosts the polling place for annual elections. The community hosts on-site beautician services each month.

Our residents enjoy monthly activities such as excursions to California casinos, prayer group services, Women’s fellowship, Men board game group (“Go”), Holiday Dinners, Cookouts, and Pot Luck, monthly multi-cultural monthly celebrations,  Bingo, and trips to local entertainment venues. A Chair Chi Class is offered two days a week. They also actively participate in RHF’s Project H.A.N.D.S. Residents donate food and other items to community churches and shelters.

There is a Service Coordinator on staff to assist residents to maintain an independent lifestyle.

What type of housing is La Mirada Vistas? Is it low-income housing?

La Mirada Vistas is a subsidized housing community for seniors over the age of 62 and the mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as heat, water and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

La Mirada Vistas has 75 apartments.

How big are the apartments?

La Mirada Vistas offers spacious studio and one-bedroom apartments, as well as a few more-accessible apartments for the sensory/mobility impaired. For square footage, studio apartments are approximately 405 square feet and one-bedroom apartments and accessible apartments are approximately 524 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it, and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently La Mirada Vistas has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

La Mirada Vistas welcomes your pet. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is the same amount as the security deposit with a minimum of $50 and a maximum of $300. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there an elevator?

Yes, there is one elevator located in the center of the building easily accessible by all residents, on all floors.

Is parking available?

Yes, La Mirada Vistas offers its residents the use of two, gated parking lots, on the east side of the building.

What is the cost for parking?

There is no charge for the remote however, if you do not return the remote at move out or if you lose it you will be charged $30.00 to replace it.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry. Our main entrances are intercom controlled and automatically open with the key fab.

Are there any planned activities?

La Mirada Vistas prints a monthly calendar showing the dates and times of various activities. Monthly activities include bingo, pot-luck meals, seasonal activities, and knitting/sewing for our Project HANDS program. Other activities include: craft activities with area school children, health issues seminars, and a program in conjunction with the City of La Mirada Parks and Recreation Department.

Are there on-site laundry facilities?

There is one laundry center at La Mirada Vistas. It contains three coin-operated washers (1 front-load washer) and three coin-operated dryers with folding and hanging areas and a sink for the convenience of our residents. This center is located on the second floor.

Is there any public transportation available?

Yes, currently the city of La Mirada has a transit service called the La Mirada Transit. This service stops at our door and takes residents along a route throughout the city to the grocery store, department stores, local restaurants, and other locations. A schedule is available from the office or by calling 562-943-6776.
