Pinewood Manor

Pinewood Manor is an affordable, older adult (62+) community with several apartments equipped to accommodate those who are mobility impaired (also available to those over the age of 18). We are located close to various medical facilities, banks, restaurants, shopping, and a major bus route.

Our Residents’ Association coordinates frequent parties, potluck suppers, bingo, and other social activities which are held in the community room. Our community actively participates in RHF’s Project H.A.N.D.S .

A Social Service Coordinator is available for residents’ personal needs.

Pets are welcomed but require a deposit and there are size limitations.

What type of housing is Pinewood Manor? Is it low income housing?

Pinewood Manor is a subsidized housing community for seniors over the age of 62 and the mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months.

What does the rent include?

Monthly rental of the apartment, as well as heat, water and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will also receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Pinewood Manor has 38 apartments.

How big are the apartments?

Pinewood Manor offers spacious studio and one-bedroom apartments, as well as four accessible apartments for the sensory/mobility impaired. For square footage, studio apartments are approximately 410 square feet and one-bedroom apartments and accessible apartments are approximately 517 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Pinewood Manor has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Pinewood Manor welcomes you to bring your pets along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is $150. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available; however, each style of apartment offers a large amount of storage space.

Is there an elevator?

Yes, there in one elevator located in the center of the building easily accessible by all residents, on all floors.

Is parking available?

Yes, Pinewood Manor offers ample space for residents to park their cars.

What is the cost for parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry. Our main entrances are intercom controlled.

Are there any planned activities?

Pinewood Manor prints a monthly calendar showing the dates and times of various activities. Monthly activities include bingo, cards games, board games, pot-luck meals, seasonal activities such as gardening, and knitting/sewing for our Project H.A.N.D.S. program.

Are there on-site laundry facilities?

There are laundry facilities at Pinewood Manor which contains two coin-operated washers and two coin-operated dryers with folding and hanging areas and a sink for the convenience of our residents. The facility is located on the ground floor.

What is the garbage/recycling process?

There is a garbage dumpster located at the end of our building.

Is there any public transportation available?

Yes, currently the city of Bremerton has a transit service called the Kitsap Transit. This service stops on our street and takes residents along a route throughout the city to the grocery store, department stores, local restaurants, and other locations.
