Valley View Apartments is an affordable adult community for seniors 62 years of age or above which features 4 specially designed apartments to accommodate individuals with mobility and or sensory impairments.

Within blocks of a medical facility, pharmacy, grocery store and other shopping venues, our community is also near a zoo and several parks.

Our residents are active participants in RHF’s Project H.A.N.D.S. A Social Service Coordinator is available for residents’ personal needs.

Where are you located?

Valley View Apartments is located at 1485 N. 7th Street, 1 block north of Fox’s Piggly Wiggly and a mile from the beautiful shoreline of Lake Michigan on Highway 42. A short drive up Highway 42 takes you into Door County, Cherry Capital of the World.

What type of housing is Valley View Apartments? Is it low-income housing?

Valley View Apartments is a subsidized housing community for seniors over the age of 62 and the mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income (after medical out-of-pocket deductions and utility allowance) as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. Government Agency, will pay the remainder of the rent.

What are your office hours?

We are opened from 9 am to 3 pm, Monday through Friday and have after-hour message service that allows us to be reached on a 24/7 basis.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your net annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, garbage pick-up, grounds maintenance, and snow removal, as well as heat, water, sewer and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.

Are the apartment's cable ready?

Yes, there are cable jacks located in the living room and bedroom.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

Do I need an appointment to see the community or get an application?

Although it is appreciated, an appointment is not necessary; as we welcome walk-ins. Applications are also located in the outside foyer for your convenience.

What service do you provide to make our move-in transition easier?

We have available to all community residents a Social Service Coordinator (SSC) who works with you to find what services you might need to make your life more comfortable.

What types of services can the SSC help with?

Contacting Social Services for home health care, lining up a home companion and housekeeping help, filling out forms for discounts on utilities, inviting speakers to speak at resident meetings, etc.

How many apartments are there?

Valley View Apartments has 29 apartments.

How big are the apartments?

Valley View Apartments offers spacious studio and one-bedroom apartments, as well as a few more-accessible apartments for the sensory/mobility impaired. For square footage, studio apartments are approximately 394 square feet and one-bedroom apartments and accessible apartments are approximately 535 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes. Applications are being accepted on an ongoing basis for anyone interested, this adds you to our waiting list at no cost.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Valley View Apartments welcomes you to bring your pets along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is $150.

Is there additional storage space available?

There is no additional storage available; however, each style of apartment offers a large amount of storage space.

Is there an elevator?

Yes, there is one elevator located in the center of the building with easy access to the laundry room and second-floor apartments.

Is parking available?

Yes, Valley View Apartments offers its residents the use of a parking lot. There is handicapped parking and a 10-minute loading/unloading zone.

What is the cost for parking?

There is no cost for parking.

How many keys do I receive?

Residents receive a fob for all exterior entrances, an apartment key and a key to a locked mailbox for their apartment. Additional keys available upon request.

Are there any planned activities?

Valley View Apartments prints a monthly newsletter showing the dates and times of various activities. Monthly activities include bingo, dominoes, a puzzle table, pot-luck meals, and seasonal activities.

Are there on-site laundry facilities?

There is one laundry center at Valley View Apartments. It contains two coin-operated washers and two coin-operated dryers with folding and hanging areas and a wash sink for the convenience of our residents. This center is located on the second floor.

What is the garbage/recycling process?

There are garbage/recycling centers located inside on each floor of the building. Labeled bins are provided for all recyclables.

Is there any public transportation available?

Yes, conveniently located outside our front entrance.
