Binnall House

Binnall House is a lovely residential community conveniently located in downtown Gardner, Massachusetts, in the central part of the state. Binnall House is within walking distance to banks, shopping, medical facilities and public buildings and is situated on a public transportation route.

Built with you in mind, Binnall House has an active senior population, with weekly and monthly resident activities, many community rooms and on-site laundry facilities.  Binnall House is situated on beautifully landscaped grounds, with an outdoor patio area for residents to enjoy.

Binnall House features spacious one and two bedroom apartments, within each is wall to wall carpeting, full kitchens with modern appliances, in-unit air conditioning units and each resident controls their own thermostat.  For your convenience, we provide 24 hour emergency maintenance service, and an onsite Resident Services Coordinator.

The New England Affordable Housing Management Association has recognized Binnall House as a Community of Quality.  A Community of Quality is certified as having achieved a high standard of excellence in the way they are managed, the services they provide residents, the experience and training of personnel, and other criteria.

What type of housing is Binnall House? Is it low-income housing?

Binnall House is a subsidized housing community for seniors aged 62 & over.  There is a small percentage of apartments set aside for under 62 and disabled or handicapped residents.  The term “subsidized housing” means that the rent is based on income.  A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy.  If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income.  A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months.  This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as heat, hot water, trash and parking. A utility allowance of $31.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will still receive a utility bill (electric only) but the allowance is intended to help pay for these bills.  Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Binnall House has 134 apartments.

How big are the apartments?

Binnall House offers spacious one and two-bedroom apartments, many with accessible features, as well as a few more-accessible apartments for the sensory/mobility impaired.  We have 118 one-bedroom apartments, which are approximately 750 square feet.  The remaining 16 two-bedroom apartments are approximately 850 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the application.

Is there a waiting list for residency?

Yes, currently Binnall House has a waiting list.  Please call for the approximate waiting time.

What is the Security Deposit?

Binnall House does not require a security deposit.

Do you allow pets?

Binnall House welcomes you to bring your small pet along with you.

Is there additional storage space available?

No.  We do not have additional storage space available outside your apartment.

Is there an elevator?

Yes, there are two elevators located in the center of the building easily accessible by all residents, on all floors.  

Is parking available?

Yes, Binnall House offers its residents the use of a large parking lot.

What is the cost of parking?

There is no cost for parking.  

How many keys do I receive?

Residents receive two apartment keys, a key to a locked mailbox for their apartment, and an access key to the main entry.  Our main entrance is intercom controlled and automatically opens with the key fob.

Are there any planned activities?

Binnall House prints a monthly calendar in the Monthly Newsletter, showing the dates and times of various activities.  Residents are extremely active and participate in bingo, movie nights, monthly birthday celebrations, monthly coffee hours, and knitting/sewing for our Project HANDS program.  There are also a number of resident-driven activities, as well, such as pot luck dinners and country music gatherings.

Are there on-site laundry facilities?

There is a laundry room at Binnall House.  This laundry center contains six coin-operated washers and six coin-operated dryers with folding tables and a wash sink for the convenience of our residents.  The laundry room is located on the ground floor.

What is the garbage/recycling process?

There is a trash chute on every floor, specifically for garbage that goes directly into a dumpster.  Paper is recycled in the dumpster in the back parking lot.

Is there any public transportation available?

Yes, currently the city of Gardner has what’s called MART Transport services. A bus stop is conveniently located across the street from Binnall House.  The senior center, which is located approximately a half-mile away, also has van transportation available to take residents to local shopping and hospitals for doctor appointments, etc.  If you’re interested in these services, you may contact the service center directly at 978-630-4067.

However, located within walking distance residents can find a bank, city hall, the post office, and a convenience store.
