Hamilton Wade Apartments
Located 20 miles south of Boston, you will find Brockton, Massachusetts. Brockton was a center for shoe manufacturing. This is not where the history of Brockton ends; it was also the birthplace of the electric-powered street railway in 1884, which was turned on by Thomas Edison himself.
Hamilton Wade offers one and two bedroom apartments for older adults and is conveniently located minutes away from downtown Brockton, where you will find local shopping, restaurants, and churches.
On a sunny day, you may find the residents of Hamilton Wade lounging in the gazebo, on one of the many benches on the property, or enjoying the attractively landscaped grounds from the spacious solarium.
If they are not at home, they may be enjoying one of the cultural events like the Brockton Symphony Orchestra or The Fuller Craft Museum, located within a mile of Hamilton Wade and accessible by public transportation. Or they may be enjoying a walk through one of the parks within the neighborhood like DW Fields which also has golf course.

What type of housing is Hamilton Wade? Is it low-income housing?
Hamilton Wade is a subsidized housing community for seniors age of 62 & over and individuals with disabilities. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of the rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as heat, hot water, & trash. There is a utility allowance of $44.00 for a one-bedroom, and $51.00 for a 2 bedroom. This allowance is deducted from the resident’s rent payment (meant to help the resident pay the utility bills). The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive two utility bills (electric and gas) but the allowance is intended to help pay for these bills. Residents may still be eligible for energy assistance from the state.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
Hamilton Wade has 84 apartments.
How big are the apartments?
The apartments at Hamilton Wade are approximately 600 square feet in a one-bedroom, and 750 square feet in a two-bedroom.
How do I get started with the move-in process?
Simply fill out an application completely, sign it and mail it to the address on the application.
Is there a waiting list for residency?
Yes. Please contact the rental office for waitlist times.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent. This deposit is due in full at the signing of the lease.
Do you allow pets?
Hamilton Wade welcomes you to bring your small pet along with you. There is a limit of one animal per apartment and there are certain size restrictions.
Is there additional storage space available?
No. There is no additional storage space available outside of the apartments.
Is there an elevator?
Yes, two elevators in both located in the center of the building easily accessible by all residents, on all floors.
Is parking available?
Yes, Hamilton Wade offers its residents the use of a large parking lot.
What is the cost of parking?
There is no cost for parking.
How many keys do I receive?
Residents receive two apartment keys, a key to a locked mailbox for their apartment, and a key fob to the main entry. Our main entrance is intercom controlled and automatically opens with the key.
Are there any planned activities?
Monthly calendar & a Monthly Newsletter showing the dates and times of various activities. Monthly activities include bingo, monthly coffee hours, monthly exercise classes, blood pressure clinics, etc. Douglas House, which is located across the parking lot, is also a polling station for local voters.
Are there on-site laundry facilities?
There is a laundry center at Hamilton Wade. This laundry center contains 4 smart card-operated washers and four smart card-operated dryers, with folding and hanging areas and a wash sink for the convenience of our residents. The laundry room is located on the first floor.
What is the garbage/recycling process?
There is a trash chute on each floor of the building specifically for garbage. Hamilton Wade does not currently have a recycling program.
Is there any public transportation available?
Yes, Hamilton Wade is on the city MBTA bus route.
