Havenwood Apartments – Madison is a nice, quiet building, with 20 studio units, no elevator.

Located near Los Angeles City College, Children’s Hospital and Queen of Angels Hospital.

Also near the community are various grocery stores, restaurants, banks and shopping.

HAVENWOOD RHF is a Smoke-Free Community – Smoking is prohibited in all common areas, resident’s apartments, and outside of the building. Smokers need to be 25 feet away from the property entrances, exits, and windows.

Studio (0 bdrm) Apartments include:

What type of housing is HAVENWOOD RHF?

HAVENWOOD – MADISON is a subsidized housing community for Families ages of 18 & over. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as hot water, & trash removal. A utility allowance of $ 15.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills). The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive two utility bills (electric and gas) but the allowance is intended to help pay for these bills. Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

Havenwood (Madison) has 20 studio apartments.

How big are the apartments?

Havenwood offers spacious studio apartments, which include living room, kitchen, bathroom and closets.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Havenwood has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (plus the $15.00 utility allowance). This deposit is due in full at the signing of the lease.

Do you allow pets?

Pets are not permitted at Havenwood Apartments.

Is there an elevator?

No, there is no elevator at Havenwood Madison building.

Is parking available?

Yes, Havenwood (Madison) has only 5 parking spaces.

What is the cost of parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and a key to the main entry (back and front door and same key for laundry room)

Are there on-site laundry facilities?

There is a coin-operated laundry room at Havenwood. This laundry has two washers and two dryers. The laundry room is located by the parking lot.

What is the garbage/recycling process?

There is a garbage/trash dumpster on the back of the building by the parking lot. Residents are responsible to hauling away to the trash dumpster their unit trash.
