Lane Manor is a three-story apartment community created in a garden setting specifically designed for older adults who are at least 62 years of age. There are 54 one-bedroom units. Six of the units are handicap accessible, designed to benefit the mobility impaired, and the building is equipped for those who are hearing and/or visually impaired.

The community is located in close proximity to restaurants, retail business, medical and dental offices, and public transportation.

Lane Manor features a community room with a party kitchen to be used by the residents for a variety of social, educational, and recreational activities. The entry into Lane Manor provides a friendly environment for the residents to socialize and welcome guests. In addition, the adjacent library has comfortable seating around a fireplace and sitting areas throughout the corridors.

There is a crafts room that can accommodate wet and dry craft activities, a computer room and an exercise room. There is also a laundry room equipped with coin-operated washers and dryers and folding tables enabling the residents to do their laundry on site.

The management offices are located on site for ease in communication for the residents. There are supportive maintenance areas dedicated to the continued maintenance and operation of the community. There are trash collection rooms/chutes on each floor.

The community has a “key fob” front entry system for the residents and an intercom system for the residents’ guests and family.

Each resident’s unit is accessed through interior corridors. The typical unit design provides one bedroom, a bathroom, a living/dining area, and a kitchen with a pass-through counter, refrigerator, range, and vent.

The mobility impaired, accessible units have roll-in showers for ease of access for those residents in wheelchairs. They also have appropriate appliances, counter and sinks, and turning radius to meet the special needs of the mobility impaired.

Lane Manor offers assistance to our residents with Medicaid assistance, Rental assistance, Health benefits and insurance. Also we like to keep our residents active at all times. We have different activities such as Bingo, Line Dancing, Social Events etc.

What type of housing is Lane Manor? Is it low-income housing?

Lane Manor is a subsidized housing community for seniors age of 62 & over.  The term “subsidized housing” means that the rent is based on income.  A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy.  If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 78.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will still receive one utility bills (electric) but the allowance is intended to help pay for these bills.  Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Lane Manor has 54 apartments.

How big are the apartments?

Lane Manor offers spacious one-bedroom apartments, all with accessible features, as well as a few more-accessible apartments for the sensory/mobility impaired.  All are one-bedroom apartments and all are approximately 550 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Lane Manor has a waiting list.  Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is solely based off your income. This deposit is due in full at the signing of the lease.  

Do you allow pets?

Lane Manor welcomes you to bring your pet along with you.  Fish and birds are welcomed without a deposit.  We also welcome a small dog or a cat with a pet deposit.  There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The non-refundable pet deposit is $150.  Payment arrangements can be made for this deposit.  Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available.

Is there an elevator?

Yes, there are two elevators located in the center of the building easily accessible by all residents, on all floors.  

Is parking available?

Yes, Lane Manor offers its residents the use of a large parking lot.

What is the cost for parking?

There is no cost for parking.  

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry (and the East & South entry).  Our main entrance is intercom controlled and automatically opens with the key.  

Are there any planned activities?

Lane Manor prints a monthly calendar (& a Monthly Newsletter) showing the dates and times of various activities.  Monthly activities include bingo, board games, pot-luck meals, seasonal activities such as knitting/sewing for our Project HANDS program.  There is also a craft room used daily for putting together puzzles and other various crafting projects.

Are there on-site laundry facilities?

There is a laundry center at Lane Manor.  This laundry center contains four coin-operated washers and four coin-operated dryers with folding and hanging areas and a wash sink for the convenience of our residents.  The laundry room is located on the ground floor.

What is the garbage/recycling process?

There is a garbage center on each floor of the building specifically for garbage/recycling purposes.  On the upper floors, there is a chute to dispose of trash directly into a dumpster.  On the main floor, there are labeled bins for all recyclables.  

Is there any public transportation available?

Yes, currently Dekalb County has transit services. These services stop at the front of our building and take residents to the grocery store, doctor appointment, department stores, local restaurants, and other locations.  More information on rides can be obtained from the Lane Manor Service Coordinator at (404) 299-9218.
