Las Alturas is a 78-unit, HUD 202/LIHTC community for older adults (62+), with one-bedroom units.

The ground-level floor of this community houses the manager’s office and a lobby that will be furnished to also serve as a lounge.

An elevator will take residents and visitors to the second floor where they will find a community room with a full kitchen, library, a crafts room, a computer room, and office space for our social service coordinator. The community room will have access to a large courtyard area, complete with a fountain and dog corral to allow pet owners to take their pets outside while remaining in the safety and comfort of the community.

Las Alturas was recently awarded the 55+ Housing Council SoCal SAGE Award as the “On the Boards” 2012 Project of the Year.

What type of housing is RHF Las Alturas? Is it low-income housing?

RHF Las Alturas is a subsidized housing community for seniors age of 62 & over.  The term “subsidized housing” means that the rent is based on income.  A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy.  If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income.  A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months.  This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 24.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will still receive One utility bill (electric) but the allowance is intended to help pay for these bills.  Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

RHF Las Alturas has 78 apartments.

How big are the apartments?

RHF Las Alturas offers spacious one-bedroom apartments, all with accessible features, as well as a few more-accessible apartments for the sensory/mobility impaired.  All are one-bedroom apartments.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (plus the $24.00 utility allowance).  This deposit is due in full at the signing of the lease.

Is there a waiting list for residency?

Yes, currently RHF Las Alturas has a waiting list; unfortunately is closed at this moment.

Do you allow pets?

RHF Las Alturas welcomes you to bring your pet along with you.  Fish and birds are welcomed without a deposit.  We also welcome a small dog or a cat with a pet deposit.  There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The non-refundable pet deposit is $150.00  Payment arrangements can be made for this deposit.  Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available, however, each style of apartment offers some storage space.

Is there an elevator?

Yes, there are two elevators located in the center of the building easily accessible by all residents, on all floors.  

Is parking available?

Yes, RHF Las Alturas offers parking spaces to Residents with a car. No guess parking.

What is the cost for parking?

There is no cost for parking.  

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry (and the East & South entry).  Our main entrance is intercom controlled and automatically opens with the key.  

Are there any planned activities?

RHF Las Alturas prints a monthly calendar (& a Monthly Newsletter) showing the dates and times of various activities. Monthly activities include bingo, board games, pot-luck meals, seasonal activities such as gardening, and knitting/sewing for our Project HANDS program.  There is also a puzzle and craft room used daily for putting together puzzles and other various crafting projects.

Are there on-site laundry facilities?

There is a laundry center in each floor.  This laundry center contains 5 coin-operated washers and three coin-operated dryers with folding and hanging areas and a wash sink for the convenience of our residents.  

What is the garbage/recycling process?

There is a garbage center on each floor of the building specifically for garbage/recycling purposes.  On the upper floors, there is a chute to dispose of trash directly into a dumpster.  On the main floor, there are labeled bins for all recyclables.  

Is there any public transportation available?

Yes, currently the city of Los Angeles has a couple transit services. These services stop at our door and take residents to the grocery store, doctor appointment, department stores, local restaurants, and other locations.
