Q: What type of housing is Los Arcos Apartments? Is it low income?

A: Los Arcos is LIHTC property (Low Income Housing Tax Credit) and a senior community for individuals or couples who are over 55 years of age. It is affordable housing and you must meet our income requirements in order to qualify to move in.

Q: Is your rent affected by income?

A: No. Los Arcos is a Tax Credit community. We do accept Section 8 vouchers, however, we are not a HUD property and do not have a subsidy scale that changes according to income.

Q: Do you have a lease at Los Arcos?

A: Yes, for your first year at the community. After that, you will never be asked to sign a lease. You will be month-to-month and can give notice at any time.

Q: Does this mean that you can increase the rent every month?

A: No. If we increase the rent, it is on an annual basis.

Q: Can you increase the rent to whatever you want?

A: No. We have to meet the current Tax Credit guidelines set by the federal government.

Q: Can you tell me a little about your waiting list?

A: Yes. Our waiting list will always be open, meaning we will always accept applications. Please call for the approximate waiting time. You can get on the waiting list by calling the rental office and requesting that an application be mailed to you. After filling out the application, you would send it to the address on the back of the application on the bottom. This is the address of the corporate office.

Q: What does the rent include?

A: Water, sewer, trash and the apartment. The resident must pay the electricity.  They are also responsible for their own phone, cable and internet, if desired.

Q: Can I have dish network at the complex?

A: No. We don’t allow any outside modifications to the apartments.

Q: Is there additional storage space available?

A: No. We don’t have any space for residents to store belongings.

Q: Is there an elevator?

A: Yes, we have two elevators.

Q: Is parking available?

A: Yes, we have 16 assigned, covered spaces on the front side of our building and additional spaces on the east side of the building. You can also park along the street on the south side of the building.

Q: What is the security deposit, and do you accept animals?

A: The security deposit for just an apartment is $350. We accept a dog under 25 pounds or a cat. The security deposit for the animal is an additional $300. This money will gain interest during the time that you live here.

Q: Do you have balconies or porches?

A: No. Our community has interior entrances. The apartment front door opens to the interior hallway. The community is locked 24 hours a day.

Q: How many keys to I receive?

A: Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry. Guests can be buzzed in after entering the apartment number that they are visiting.

Q: Can you tell me about your facility amenities?

A: We have two floors. On each floor, we have two laundry rooms and two trash rooms. On the first level, we have a media room that has a computer with internet access and a television for viewing movies. We also have an activity room, the mailboxes, two public bathrooms and two library areas. On the second floor, we have an exercise room, two library areas and a spacious lobby. In the middle of Los Arcos, we have two interior courtyards, each with a gazebo and water fountain.

Q: Is there public transportation available?

A: Yes. The City has a bus service that stops about 2 blocks from our front door. The senior center also provides transportation to seniors who would like to travel to the senior center for lunch. Poway also has a cab company.

Q: Does Los Arcos have a van/bus for transportation of its residents?

A: No.
