Marple Manor is an affordable, older adult (62+) community with downstairs apartments equipped to accommodate those who are mobility impaired (available to those over the age of 18).

Our community is conveniently close to shopping, medical services, and a variety of restaurants. Howard Training Center affiliated with Meals-On-Wheels offers residents a nutritious lunch five days a week.  Available transportation includes resident van, local bus service, taxis and the community Dial-A-Ride. Residents enjoy weekly bingo games and social events.

A Social Service Coordinator is available for residents’ personal needs.

Pets are welcomed but require a deposit and there are size limitations.

Marple Manor is a smoke-free community.

What type of housing is Marple Manor? Is it low-income housing?

Marple Manor is a subsidized housing community for seniors age of 62 with downstairs apartments equipped to accommodate those who are mobility impaired.   The term “subsidized housing” means that the rent is based on income.  A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy.  If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income.  A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months.  This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 46.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will receive a utility bill for electricity through Modesto Irrigation District.  Programs are offered to help residents receive a credit that will be applied to their electric bills.  The utility allowance and energy assistance programs through the state and local community are intended to help pay for residents’ electric bills.  

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Marple Manor has 145 apartments.

How big are the apartments?

Marple Manor offers spacious one-bedroom apartments, all with accessible features, as well as downstairs apartments for the sensory/mobility impaired.  All are one-bedroom apartments and all are approximately 520 square feet. Large closet spaces are located in dining room and bedroom.  

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Marple Manor has a waiting list.  Please call 209-521-8233 for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (plus the $46.00 utility allowance). This deposit is due in full at the signing of the lease.  

Do you allow pets?

Marple Manor welcomes you to bring your pet along with you. Fish and birds are welcomed without a deposit. We also welcome a small dog or a cat with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is $150.00. Payment arrangements can be made for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available; however, each style of apartment offers two large closet areas.

Is there an elevator?

Yes, Marple Manor has an east and west building.  Each building has an elevator.

Is parking available?

Yes, Marple Manor has limited parking spaces for its residents.

What is the cost of parking?

There is no cost for parking, however, there are limited parking spaces.  

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the east and west buildings.  Both buildings have a guest call box; where you can allow guests to enter without leaving your apartment.  

Are there any planned activities?

Marple Manor prints a monthly calendar and a monthly newsletter; showing the dates and times of various activities.  Monthly activities include bingo, social events, seasonal activities such as art and crafts and knitting/sewing for our Project HANDS program.  There is also a library and media room available for reading and watching television and movies.

Are there on-site laundry facilities?

There are two laundry rooms in each building at Marple Manor. Both laundry rooms contain numerous coin-operated washers and dryers with folding tables and a wash sink.  Reading and puzzle rooms are across from both laundry rooms. laundry rooms.  Laundry rooms are located on the fourth floor of both buildings.

What is the garbage/recycling process?

There is a garbage room on each floor of both buildings. on each floor of the building specifically for garbage.  The recycling program for bottles/cans is located on the first floor.

Is there any public transportation available?

Yes, currently the city of Modesto offers dial a ride and public bus that stops at the front door of Marple Manor.  The public transportation services take our residents to the grocery store, medical appointments, local restaurants, and department stores.  Marple Manor also offers van transportation for our residents.
