Mayflower Gardens II is part of a large retirement community located in Lancaster – and it was the first community that Retirement Housing Foundation built 45 years ago.

65 acres of spacious lawns, gorgeous flowers and tree-lined paths prove the origin of our name but our reputation has been built by creating the best senior community in the Antelope Valley.

We provide more than a place to live, we strive to provide each resident with a community living experience that gives them a sense of home and family.

The needs of seniors are vastly different than the rest of the populace – to meet those needs, our community offers church services, a swimming pool, a community room and library.  Other amenities are available for use at the neighboring Mayflower Gardens I.

We provide free, scheduled transportation both on and off grounds.

A Social Service Coordinator is available for residents’ personal needs.

Mayflower Gardens II is a smoke-free community.  Smoking is allowed outside, 25 feet away from all building entrances.

What type of housing is Mayflower Gardens? Is it low-income housing?

Mayflower Gardens has two types of housing. Mayflower Gardens I is a market rent facility for people 55 and older who are able to live independently. The rent is the price quoted for each size unit and that is what the resident pays.

Mayflower Gardens II is a subsidized housing facility for seniors 62 and older who are also able to live independently. The term “subsidized housing” means that the rent is based on income. A resident of Mayflower Gardens II pays approximately 30% of their income as rent.

What does the rent include?

In Mayflower Gardens I, in addition to one months rent for the apartment the rent includes all the utilities except the telephone. It also includes cable television, trash pick-up, apartment maintenance, wall-to-wall carpeting, drapes, kitchen appliances, individual heating and cooling and free laundry facilities

In Mayflower Gardens II in addition to the rent, gas, electricity, cable television and laundry are the resident’s responsibility.

Is there a lease?

Both Mayflower Gardens I and II have a month-to-month rental agreement.

How big are the apartments?

Mayflower Gardens I has studio, One Bedroom, Deluxe One Bedroom, Two Bedroom and Deluxe Two Bedroom apartments. They range from the 452 square foot studio to1356 square feet in a Deluxe Two-Bedroom apartment.

Mayflower Gardens II has only One Bedroom apartments which are 610 square feet.

Is there a waiting list for residency?

Yes, currently Mayflower Gardens has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

A $300 security deposit is required for all size apartments in Mayflower Gardens I.

In Mayflower Gardens II the security deposit is the same as one month’s full rent (before the utility allowance) with a minimum of $50. The deposit is due in full at the signing of the lease.

Do you allow pets?

Mayflower Gardens welcomes you to bring your pets along with you. We also welcome small dogs and cats with a pet deposit. There is a limit of one cat/dog per apartment and there are certain restrictions. Fish and birds are welcomed without a deposit but there are restrictions on the number allowed. Please contact us and we will be glad to provide you with a copy of our Pet Policy and information concerning the Pet Deposit.

Is there additional storage space available?

There is no additional storage available, however, each style of apartment offers a large amount of storage space.

Is there an elevator?

No, all apartments in Mayflower Gardens are on the ground floor.

Is parking available?

Yes, Mayflower Gardens provides ample parking throughout the facility. All parking is on a first-come, first-served basis. There is no assigned parking and all parking is free.

Are there any planned activities?

Mayflower Gardens publishes their newsletter – The Log – which is delivered to every apartment the first of each month. The Log includes a calendar showing the date, time and place of each activity. Activities include bingo, trips, cards, dances, games, pot lucks, and much, much more.

Are there on-sight laundry facilities?

In Mayflower Gardens I there is a laundry room in the center of each of our 81 buildings for the use of the residents of that building only and there is no cost for the laundry.
In Mayflower Gardens II there is a centrally located laundry room with coin-operated washers and dryers.

What is the garbage/recycling process?

In Mayflower Gardens I residents take their trash to their respective laundry room and place it in the trash cans located there.

In Mayflower Gardens II trash is taken to one of several conveniently located dumpsters.

Is there any public transportation available?

Yes, the Antelope Valley Transit Authority busses pass through Mayflower Gardens hourly, daily from 6:00 AM until 9:00PM. In addition, at no cost to the resident, Mayflower Gardens provides both a bus and a tram. The tram provides transportation throughout our 65-acre facility on a half-hourly basis. The Gardens bus has a regularly scheduled route on Monday, Tuesday, Wednesday and Friday and provides transportation for our residents into the nearby towns of Lancaster and Palmdale.
