Mill Pond Manor sits overlooking the scenic Mill Pond with woods, beautiful flower and salad gardens all around. It is within 30 minutes of Ann Arbor where there are two major hospitals, two major colleges and many cultural events.

Peoples Express is available to take residents to appointments using a voucher system through the Saline Area Senior Center. Also through the Senior Center residents can get meals provided by Meals-On-Wheels.

What type of housing is Mill Pond Manor? Is it low-income housing?

Mill Pond Manor is a subsidized housing community for seniors over the age of 62 and the mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. Government Agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Rental of the apartment for one month, as well as heat, water and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may also be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Mill Pond Manor has 47 apartments.

How big are the apartments?

Mill Pond Manor offers spacious one-bedroom apartments, as well as two more-accessible apartments for the sensory/mobility impaired. For square footage, one-bedroom apartments are 540 square feet and one-bedroom accessible apartments are approximately 620 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Mill Pond Manor has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Mill Pond Manor welcomes you to bring your pets along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one cat or one dog per apartment and there are certain size (25# or less for a dog and 15# or less for a cat) and breed restrictions.

What is the Pet Deposit?

The pet deposit is $150. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available; however, each style of apartment offers a large amount of storage space.

Is there an elevator?

Yes, there is one elevator located in the center of the building easily accessible by all residents.

Is parking available?

Yes, Mill Pond Manor offers its residents the use of two parking lots, one on each side of the building.

What is the cost of parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, a fob for the automatic main entrance door and an access key to all the red entry doors which includes the main entrance. Our main entrance is intercom controlled for visitors.

Are there any planned activities?

Mill Pond Manor prints a monthly newsletter and calendar showing the dates and times of various activities. Monthly activities include bingo, card games, board games, pot-luck meals, seasonal activities such as gardening, and knitting/sewing for our Project H.A.N.D.S. program. There is also a puzzle and craft room used daily for doing puzzles and other various crafting projects.

Are there on-site laundry facilities?

There is one laundry center at Mill Pond Manor, which contains three coin-operated washers and three coin-operated dryers with a folding and hanging area and a sink for the convenience of our residents. The center is located on the second floor and easy access from the elevator.

What is the garbage/recycling process?

There is a garbage center on each floor of the building specifically for garbage/recycling purposes. There labeled bins for trash and all recyclables. Monday through Friday they are dumped daily by the maintenance staff.

Is there any public transportation available?

Yes, Peoples Express is available to take residents to appointments using a voucher system through the Saline Area Senior Center. We also have transport to grocery shopping twice a week via our van.

Is there Meals-On-Wheels available?

Yes, Saline residents can get meals provided by Meals-On-Wheels through the Saline Area Senior Center.
