Pecan Place

Pecan Place Apartments is a well-maintained community consisting of ten, one-story buildings on a three-acre site. Seven of the buildings consist of four, cottage-style apartments; while two buildings are long, side-by-side apartments; and the tenth building houses a laundry, community room, manager’s office/apartment, and a lovely patio for residents and visitors to enjoy.

This community is for residents who are a minimum of 62 years of age, or who are mobility impaired as defined by the U.S. Department of Housing and Urban Development (HUD).

Residents can use the para-transit shuttle which provides transportation to grocery stores, shopping areas, banks, medical appointments, and the downtown area.

Pets are welcomed but a deposit is required and there are size limitations.

What type of housing is Pecan Place? Is it low income housing?

Pecan Place is a subsidized housing community for seniors over the age of 62 and the mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as heat, water and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Pecan Place has 40 apartments.

How big are the apartments?

Pecan Place offers spacious studio and one-bedroom apartments, as well as a few more-accessible apartments for the sensory/mobility impaired. For square footage, studio apartments are approximately 440 square feet and one-bedroom apartments and accessible apartments are approximately 552 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Pecan Place has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Pecan Place welcomes your pet. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is $150.00. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available, however, each style of apartment offers a large amount of storage space.

Is there an elevator?

Yes, there are two elevators located in the center of the building easily accessible by all residents, on all floors.

Is parking available?

Yes.

What is the cost for parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment.

Are there any planned activities?

Pecan Place prints a monthly calendar showing the dates and times of various activities. Monthly activities include bingo, card games, board games, and pot-luck meals. There is also a puzzle and craft room used daily for putting together puzzles and other various crafting projects.

Are there on-site laundry facilities?

There is one laundry center at Pecan Place. It contains two coin operated washers and two coin operated dryers with folding and hanging area. This area is located in the community center.

Is there any public transportation available?

Yes, we have a public transit service for low-income seniors.
