Q:  What type of housing is Pine Crest?  Is it low income housing?

A:  Pine Crest was developed under the HUD Section 236 program.  Rent is based on income and rent is determined based on a formula.  For more information contact the rental office.  Pine Crest also accepts Section 8 vouchers.  

Q:  What does the rent include?

A:  Monthly rental of the apartment, as well as heat, hot water, & trash. A utility allowance for a one bedroom is $26.00, two bedrooms $48.00, three bedrooms $61.00, and four bedroom is $81.00.  This allowance is deducted from the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will still receive a utility bill (electricity) but the allowance is intended to help pay for this bill.  Residents may still be eligible for energy assistance from the state.

Q:  Is there a lease?

A:  Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

Q:  How many apartments are there?

A:  Pine Crest has a total of 114 apartments.

Q:  How big are the apartments?

A:  Pine Crest offers spacious one-bedroom, two-bedroom, three-bedroom and four-bedroom apartments.  One-bedroom apartments are approximately 669 square feet, two-bedroom apartments are 1,082 square feet, three-bedroom apartments are 1,237 square feet, and four-bedroom townhouse apartments are 1,477 square feet.  Four bedroom apartments also have a patio and porch.

Q:  How do I get started with the move in process?

A:  Simply fill out an application completely, sign it and mail it to the address on the application.

Q:  Is there a waiting list for residency?

A:  No.  Pine Crest currently has no waiting list.  

Q:  What is the Security Deposit?

A:  The Security Deposit is the same as one month’s full rent.  This deposit is due in full at the signing of the lease.  

Q:  Do you allow pets?

A:  Pine Crest welcomes you to bring your one small pet along with you.

Q:  Is there additional storage space available?

A:  No.  There is no additional storage space outside the apartments.

Q:  Is there an elevator?

A:  No.  There are no elevators at Pine Crest.

Q:  Is parking available?

A:  Yes, Pine Crest offers its residents the use of a large parking lot.

Q:  What is the cost for parking?

A:  There is no cost for parking.  

Q:  How many keys do I receive?

A:  Residents receive two sets of apartment keys, a key to a locked mailbox for their apartment, and an access key to the building.  Our main entrance is intercom controlled and automatically opens with the key.  

Q:  Are there any planned activities?

A:  Pine Crest prints a monthly Newsletter showing the dates and times of various activities.

Q:  Are there on-site laundry facilities?

A:  There are laundry rooms in the buildings at Pine Crest.  Three bedrooms and townhouses have washer dryer hook-ups for resident-provided appliances.  The laundry center contains two coin operated washers and two coin operated dryers.  The laundry rooms are located on the second floor of each building.

Q:  What is the garbage process?

A:  There are dumpsters located throughout the grounds.

Q:  Is there any public transportation available?

A:  Yes, currently the city of Orange has what’s called MART Transport services. The bus stops for pickup conveniently outside your building.  There is also a Transit bus stop in the center of town to bring you to neighboring towns.
