FAQs

What type of housing is Shepherd Park? Is it low income housing?
Shepherd Park is a subsidized housing community for seniors age of 62 & over.  The term “subsidized housing” means that the rent is based on income.  A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?
The remainder of the rent is paid in the form of a subsidy.  If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months, minus any out of pocket medical expenses. This will give you an estimate of what your monthly rent could be.

 What does the rent include?

Monthly rental of the apartment, heat, hot water, & trash. A utility allowance which ranges from $ 50-$70 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will still receive one utility bills (electric) but the allowance is intended to help pay for this bill.

Is there a lease?
Yes, there is a one-year lease.

What is the Security Deposit?
Shepherd Park does not require a security deposit.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry.  Our main entrance is intercom and camera controlled.

Do you allow pets?
Shepherd Park welcomes you to bring your small pet along with you.  There is a limit of one animal (cat or dog) per apartment and there are certain size restrictions.

Is there additional storage space available?
There is no additional storage available outside of the apartments.

Is parking available?
Yes, Shepherd Park offers its residents the use of a large parking lot.

What is the cost for parking?
There is no cost for parking.

How big are the apartments?
Shepherd Park offers spacious studios, one and two-bedroom apartments, all with handicap accessible features. Studio apartments are approximately 422 square feet, one-bedroom apartments are approximately 620 square feet and two-bedroom apartments are approximately 920 square feet.

How do I get started with the move in process?
Simply fill out an application completely, sign it and mail it to the address on the application.

Is there a waiting list for residency?
Yes, currently Shepherd Park has a waiting list. Please call for the approximate waiting time.

 Is there an elevator?

Yes, there are elevators located in each building that are easily accessible by all residents, on all floors.

 Are there any planned activities?

Shepherd Park prints a monthly/quarterly calendar and Newsletter showing the dates and times of various activities.  Monthly activities include bingo, board games, seasonal activities such as gardening, and knitting/sewing for our Project HANDS program.

 Are there on-site laundry facilities?

Each building has a laundry room on the ground floor.  There are several coin operated washers and dryers in each, and all have folding and hanging areas and a wash sink for the convenience of our residents.

 What is the garbage/recycling process?

There is a garbage center on each floor of the building specifically for garbage/recycling purposes.  On the upper floors, there is a chute to dispose of trash directly into a dumpster.  On the main floor, there are labeled bins for all recyclables.
