Southpointe Villa

Southpointe Villa is an affordable, older adult (62+) community with several apartments equipped to accommodate those who are mobility impaired (available to those over the age of 18).

Our community is located close to shopping, restaurants, supermarket, the post office, medical facilities, and the Rialto Senior Center, which serves lunch daily. Within a short drive you are at the Metro Link Station, San Manual Indian Casino, a county public library, and banks.

Our Resident Council plans monthly activities, including celebrations in our community room.  Residents can arrange for Meals-On-Wheels and use the bus that stops in front of the community and is run by the Department of Aging.

A Social Service Coordinator is available to help residents’ obtain services for their personal needs. 

Our residents actively participate in RHF’s Project H.A.N.D.S.

What type of housing is Southpointe Villa? Is it low income housing?

Yes, Southpointe Villa is a subsidized housing community for seniors over the age of 62 and the mobility impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as heat, water and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease. After one year the lease automatically becomes month to month. Residents are then required to give management a thirty day notice to vacate their unit.

How many apartments are there?

Southpointe Villa has 100 apartments.

How big are the apartments?

Southpointe Villa offers spacious one-bedroom apartments, as well as a few more-accessible apartments for the sensory/mobility impaired. For square footage, one-bedroom apartments and accessible apartments are approximately 644 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Southpointe Villa has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Southpointe Villa welcomes your pet. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog)per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is $150.00.  We can make payment arrangements for this deposit.  Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available; however, each apartment offers ample storage space.

Is there an elevator?

Yes, there are two elevators located on each side of the building, easily accessible by all residents, on all floors, and each wing of the building.

Is parking available?

Yes.  We also offer garages for vehicles only at no cost.

Are there on-site laundry facilities?

There is one laundry center at Southpointe Villa.  It contains four coin operated washers and four coin operated dryers with folding and hanging areas and a sink for the convenience of our residents.  This center is located on the second floor.

What is the garbage/recycling process?

There is a trash room on each floor of the building specifically for garbage. Inside, there is a chute to dispose of trash directly into a dumpster.

Is there any public transportation available?

Yes, the city bus runs frequently and stops right in the front of the building, we are also conveniently located near the Metro Link Station, allowing you access all the way to downtown Los Angeles and points in between.
