Vacaville Autumn Leaves is an affordable, older adult (62+) community with several apartments equipped to accommodate those who are mobility impaired (are available to those over the age of 18).

Directly across the street from the community are five restaurants, a dry cleaner, and a grocery store (with a pharmacy). Medical services across the street included. The nearby local Senior Center offers daily Meals-On-Wheels services to our residents.

Our residents enjoy frequent parties, potluck suppers, bingo, and other social activities which are held in the community room.

Pets are welcomed but require a deposit and there are size limitations.

What type of housing is Vacaville Autumn Leaves? Is it low-income housing?

Vacaville Autumn Leaves (VAL) is a subsidized housing community for seniors over the age of 62 and the mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as heat and an electric allowance. An electric and gas allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric and gas bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric and gas bill, but the allowance is intended to help pay for it. Residents may also be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease. After one year the lease automatically becomes month to month. Residents are then required to give management a thirty day notice to vacate their unit.

How many apartments are there?

VAL has 56 apartments.

How big are the apartments?

VAL offers spacious studio and one-bedroom apartments, as well as a few more-accessible apartments for the sensory/mobility impaired. For square footage, studio apartments are approximately 433 square feet and one-bedroom apartments and accessible apartments are approximately 564 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently VAL has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric and gas allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

VAL welcomes pets. Maximum size: 25 lbs. There is a limit of one pet per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

VAL has a $150 deposit per pet. We can make payment arrangements for this deposit, beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available; however, each style of the apartment offers a large amount of storage space.

Is there an elevator?

Yes, there is one elevator located in the center of the building; easily accessible by all residents, on all floors and each wing of the building.

Is parking available?

Yes, VAL offers its residents the use of two parking lots, one in the front of the building and one in the back.

What is the cost for parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry. Our main entrances are intercom controlled and automatically open with the key.

Are there any planned activities?

VAL prints a monthly calendar showing the dates and times of various activities. Monthly activities include bingo, Bible study, pot-luck meals, and seasonal activities.

Are there on-site laundry facilities?

There is a laundry center at VAL. It contains three coin-operated washers and three coin-operated dryers with facilities for folding and hanging. This center is located on the first floor of the complex.

What is the garbage/recycling process?

There are two garbage centers on each floor of the building. Inside, there is a chute to dispose of trash directly into a dumpster. There are also labeled bins for all recyclables.

Is there any public transportation available?

Yes, currently the city of Vacaville has a transit service. This service stops in front of our complex and takes residents along a route throughout the city to the grocery store, department stores, local restaurants, and other locations. A schedule is available from the office or by calling 707-449-6000.
